“Sde Dov” Program

The Sde Dov outline plan, designated as Ta/4444, was approved by the district committee in 2020. This plan covers an area of approximately 1,300 dunams in the northwestern part of Tel-Aviv, encompassing the former “Dov Hoz” airport site where a new urban district is in the works.

Spanning 16,000 housing units, hotels, 126,000 square meters of commercial space, and 322,695 square meters for employment and public buildings, the plan consists of three complexes, each slated for an individual detailed plan approval.

In 2021, the detailed plan for Complex 1, known as the Eshkol complex, received green light from the national committee for planning preferred housing complexes.

This detailed plan takes the lead among the trio of plans. Come May 2023, the local deposit committee granted approval to the detailed plans for Complexes 2 and 3 within Sde Dov.

Our office brings together a substantial group of rights holders, including direct landowners and individuals with vested interests in the “Hagush Hagadol” sector. We provide comprehensive support through various planning phases. For those associated with the “Hagush Hagadol,” our assistance involves legal representation throughout procedures, culminating in final product acceptance. Each owner possesses a vested interest in representation and group involvement. This allows for the selection of partners and potential joint plot allocations. Collaborative ownership curtails future disputes, thereby averting delays in planning and construction due to partnership dissolution lawsuits and similar issues.
